Buyer's Inspections

A buyer's inspection is initiated by the home-buyer usually as a contingency to the final close of a real estate sale. These types of inspections are designed to assure that there are no hidden surprises for the purchaser.




Seller's Inspections

A seller's inspection is initiated by the property owner usually prior to listing the property. It helps the seller to determine what systems and structures of the property need repair. More importantly, it helps the seller and the seller's agent to accurately represent the home by disclosing damage to prospective buyers (which further helps to curb lawsuits). Damage discovered as a result of a seller's inspection can either be repaired by the seller (to maintain market value) or used as a negoting tool by both seller and buyer.




Warranty Inspections

A warranty inspection is used by the purchaser of a property just prior to the expiration of a warranty period. Warranty inspection can help the new owner to avoid costly out-of-pocket expenses that could otherwise be covered by a home warranty that is still in force.




Maintenance Inspections

Also called a "Home Health Check-up", maintenance inspections are performed usually once per year simply to ensure the integrity of a home's systems and structure. Because all things have a "planned obsolescence" period, maintenance inspections help to make the homeowner aware of immediate and upcoming needs for replacement and repair that could save thousands-of-dollars if discovered early-on.




Renovation Inspections

There are two types of renovation inspections available: (1) Pre-Renovation Inspections which are used prior to major renovations performed on a property, and (2) Post-Renovation Inspections which are performed after major renovations on a property. Pre-renovation inspections are used to assure that home systems and structures are in a condition that would allow for major renovations to occur. Post-renovation inspections are used to assure that all systems and structures are functioning properly and maintain their integrity after a major renovation has been completed. Depending on the type(s) of renovations that have taken place, renovation inspections could also be used much like warranty inspections.

A home energy audit is vital to determine where energy-loss may be occurring in a home or building. For example, a home energy audit could help to determine air-loss due to poor seals, inefficiencies in heating and air-conditioning units, and areas of the home or building where excess heating or cooling may be occurring due to various inefficiencies or damage to heating and cooling systems and ducting. In many cases, infrared thermal technology is used to make such determinations though this is not always the case.




Air Quality and Mold Testing

Air quality testing is used to determine the level of indoor pollutants such as dust, dander and mold. Lead based paint testing
